Types of Inspections
Buyer’s Inspection is one of the most critical parts of choosing to invest in a home. Our Certified Home Inspector will perform an in-person walkthrough and inspection of all of the property’s structures, components, and appliances. The Inspector’s report will detail the property’s current condition and outline any repairs needed, defects, or issues that are possible in the future. Having a detailed report accords you the ability to negotiate the best price. This service provides the comfort and information necessary to make a wise investment for your future.
Pre-listing / Sellers Inspection
Honesty is an important value in the world of real estate. Prospect believes homeowners should hire a professional inspector prior to listing it. By being made aware of the property’s current condition, the seller can fully complete any needed repairs and be informed of any major problems. Hiring a licensed home inspector to provide a precise report shows prospective homebuyers that the seller is being honest and upfront with their listing.
Home inspections for new construction are hugely important. Builders often cut costs with fast construction and sub-par material at the cost of a well-constructed home. Our Inspector will ensure the new construction is up to code with all structures and components and the correct materials have been used. New Construction also gives the inspector better access to many of the home structures and components and more easily ascertains any faults with the property’s construction.
New Construction Phase Inspections
Similar to the New Construction Inspection but the Inspector will make several visits during the time of the home’s construction. By performing several inspections following critical phases of construction including, foundation, framing, appliance installation and more. These inspections ensure quality construction and reveal any sub-standard installation. This service could save you thousands of dollars in repair costs!
11 Month/Builder Warranty
Contractors/builders generally have a 12-month warranty after construction has been completed. An 11-Month\Builders Warranty is performed prior to the warranty’s lapse. Any issues exposed at the time of the inspection will be the responsibility of the contractor and not of the homeowner. This is a sensible investment and prevents homeowners from paying out of pocket.
Home Maintenance Inspection
This service is a perfect fit for current homeowners who desire to fully maintain the value and integrity of their property. According to a comprehensive report the property’s value can be assessed and homeowners know what steps must be taken to protect and grow their home’s market value. A Home Maintenance Inspection is a must when safeguarding your investment.
A Re-Inspection is performed to make sure that everything that was addressed in the original report was fully repaired or considered. This service is highly in guaranteeing the time and money put into the primary inspection was well spent and every issue has been cleared away.
4 Point Inspection
This Inspection will cover 4 of the major systems including: roof, electrical, plumping, and HVAC. These are the most important systems in getting and often maintaining your home insurance coverage.
Termites are a large threat to the stability and safety of a home. A licensed home inspector knows exactly what to look for when detecting their presence.
